This is a building in the city of Coimbra whose occupancy was below the client’s expectations. A High and Best use study was therefore carried out, taking into account the property’s characteristics and with the aim of providing the client with all the data necessary to make a decision on the best way to make the property profitable. The aspects of this study included market analysis in the city of Coimbra for the various types of use (residential, offices, hotels, commercial and others), benchmarking of sales prices and rents for the various types of use; urban analysis, with a focus on the PDM; the preparation of schematic layouts with the proposed solution and finally the preparation of a business case, with a study of the financial viability of the alternatives.
